The first step is not spending three hours scrolling through listings—although we've all been there. It's getting clear on your goals, comfortable monthly payment, and overall budget. I recommend starting with a conversation with me and a trusted lender so we can build a realistic plan. A mortgage preapproval helps establish your buying range and shows sellers you are prepared, but it does not commit you to that lender.
You may not need the traditional 20% down. Some qualifying conventional loan programs allow down payments as low as 3%, although your options will depend on your finances, loan program, and the property. We will also consider closing costs, inspections, moving expenses, and the money you want left in your account after closing—because becoming a homeowner should not require becoming house-rich and cash-poor.
Yes, seller-paid closing costs or concessions can be negotiated as part of an offer. Whether a seller agrees depends on the strength of the overall proposal, the property, market conditions, financing requirements, and the seller's priorities. I look beyond the purchase price and structure the offer strategically, because the strongest offer is not always the one with the biggest number at the top.
The right neighborhood depends on how you want to live—not simply what is trending online. We will compare areas based on your budget, commute, home style, preferred amenities, maintenance expectations, and long-term plans. From there, I prepare a personalized market analysis and pricing strategy designed around your goals. Please do not renovate the entire house before we talk. Some homes need strategic updates, while others may only need thoughtful repairs, decluttering, styling, and strong presentation. I will walk through the property with you, identify what is worth addressing, and help you avoid spending money where buyers are unlikely to reward it. The goal is to prepare intentionally—not create an expensive pre-listing project you never asked for.
Selling expenses vary, but they may include mortgage payoff, taxes, title or closing charges, agreed professional compensation, repairs, and buyer concessions negotiated in the purchase agreement. Before listing, I prepare an estimated seller net sheet so you can see how the anticipated price and expenses may affect your bottom line. You deserve to understand what you may walk away with—not just what the home may sell for.
A good investment property has to make sense beyond attractive finishes and a cute kitchen. I evaluate how the property fits your goals, expected income, financing, maintenance, taxes, insurance, future capital expenses, and exit strategy. Whether you are purchasing your first home or adding another property to your portfolio, I believe every homeowner is an investor.
